SHORT TERM RENTAL AGREEMENT:
RESERVATIONS
Swedes policy is to rent to families and to only accept reservations from adults 25 years or older. Swedes does not accept reservations for proms or spring break parties chaperoned or otherwise. No exceptions will be made. Keys to a rental will only be given to the guest making the reservation unless other arrangements are made in advance. Proper identification is required at check in. Keys will not be given to anyone under 25 years of age. If a violation of this policy is discovered all guests will be asked to vacate the property immediately and there will be no refunds.
During peak season, Swedes offers two rental options: Monday noon to Sunday at 4:00 p.m. or Friday noon to Thursday at 4:00 p.m. Weekend only bookings during peak season are accepted only when they do not present a possible loss of a weekly rental. Bookings during non-peak season (Winter and Spring) are more flexible and require a 2 night minimum stay. If you choose any day other than a Monday or Friday for check-in, your check-in time is subject to change.
A down payment of fifty percent (50%) of the rental and fees is required at the time a reservation is made. Swedes accepts all major credit cards except American Express. Down payments can be made with a personal check. The down payment holds the rental exclusively for you and is applied toward rent, taxes, and applicable fees. If your reservation is made by phone, Swedes must receive the down payment within 5 days to hold your reservation. DOWN PAYMENTS ARE NOT REFUNDABLE AND CANNOT BE TRANSFERRED.
CHECK IN PROCEDURE
Normal check in time on the day of your arrival is between 12 p.m. and 5 p.m. If this does not meet your schedule, please call a rental agent to make other arrangements. If you need to check in after the first day of your reservation, please notify a rental agent so your reservation is not cancelled. The balance due of rent fees, and applicable taxes is due at check in and may be paid with cash, credit card, or cashier's check. No personal checks are accepted at check in. Swedes requires that credit card information be left with each reservation to cover any damage not covered by the process damage waiver fee or for any applicable fees not covered or addressed at check in. Credit cards will not be charged without notice to the card holder.
TAXES AND FEES
A hotel/motel tax of 6% is charged on all reservations.
If a rental is pet friendly, there will be a non-refundable fee pet fee of $125 plus tax. No more than 2 small to medium sized pets are allowed. Dobermans, Pit Bulls, and Rottweilers are not allowed. Cats are excluded from many pet friendly rentals. Please contact a rental agent with any questions regarding pets. Bringing a pet inside a no pet rental will result in additional charges, or being asked to vacate property with no refund of monies paid.
A process damage waiver fee of $80 is charged per reservation. This fee covers accidental damage that occurs during a rental period up to a maximum of $1,500. Coverage of damage to a rental will be determined by Swedes. Damage not covered or damages in excess of $1,500 will be the responsibility of the tenant.
Linens are not provided unless otherwise specified. Some rentals have a mandatory linen fee. Swedes has linens available. Please contact one of our rental agents for a quote on linens.
Some rentals have mandatory cleaning fees. Rentals should be left in the same condition as they are upon arrival--beds should be remade, refrigerator cleaned, trash taken out and all personal items removed. Cleaning instructions are provided at each rental. Swedes reserves the right to charge for extra cleaning if required as the result of a rental.
A 10% to 20% increase will be added to holidays and some special occasions.
RENTAL CAPACITY
All rentals have a maximum capacity. Please do not exceed the maximum capacity. Exceeding the capacity of a rental can result in all parties being asked to vacate the property immediately without a refund and result in additional charges.
WEATHER POLICY
Swedes offers travel insurance. Travel insurance must be purchased and paid in full within 30 days of check in, or final payment, whichever occurs first. Due to the availability of travel insurance, Swedes does not offer refunds or discounts in the event of a hurricane or inclement weather. BEACH
Galveston County requires that all vehicles and golf carts must have a permit to park on the beach. The permit costs $10.00, and can be purchased at Swedes or at other local stores. Please stay off the sand dunes, obey all beach rules, and keep our beach clean.
CAMPERS/TRAILERS/RVS
No campers, trailers, or RV's are allowed on any rental home property.
MISCELLANEOUS
Guests shall allow Swedes and/or the homeowner reasonable access to the rental property for purposes of repair and inspection.
All rental homes are privately owned. Swedes and homeowner are not responsible for any accidents, injuries, or illness that occur while guest is at the property. Swedes and homeowner are not responsible for the loss of personal belongings or valuables of guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of harm arising from their use of the property or others whom they invite to use the property.
Cars should be parked in the driveway and not the yard.
Grilling or use of a BBQ pit is not allowed on any deck. Use of a grill is only allowed on the ground floor of rental homes.
Please place garbage in the receptacles located at the property. Garbage pick-up is twice per week.
Smoking is not allowed in any of the rental properties managed by Swedes.
Guests should not create excessive noise at a level that disturbs neighbors.
Keys should be returned to Swedes Real Estate office. Lost keys will result in a $15.00 charge.
Swedes works with its home owners to make every effort to keep each property and the equipment at each property in good working condition. If something is not in good working order, please contact Swedes office and Swedes will make every reasonable effort to correct the situation. We cannot guarantee the working order of satellite tv and/or internet service. Refunds are not given for non-working items or mechanical failures.
Swedes works with its homeowners to present accurate descriptions of properties and pricing. Errors in pricing and descriptions can occur and Swedes reserves the right to correct such errors. No refunds will be given for errors in pricing and/or description. Swedes reserves the right to cancel a confirmed reservation with good reason (i.e. sale of property) at any time. Swedes will make every effort to find guest a comparable property. Guest will be responsible for any pricing difference.
